Superannuation is close to no longer being a leverage tool. From 1 July 2027 new residential borrowing inside an SMSF would be prohibited, and it is the contract exchanged before 10 August 2026 that decides which side of the line a purchase lands on. The structural change is identical, no new residential borrowing inside super from 1 July 2027 and contracts exchanged before 10 August 2026, but the question it puts to an adviser is different: what happens to servicing when the wealth is in vested shares and future vesting schedules rather than in the payslip. The Budget measures are still proposals. The lenders have already moved. For established investment properties purchased after 12 May 2026, most have taken negative gearing out of the servicing calculation altogether, while new builds keep it. Fixed rates move before the RBA does. Swap rates reprice first and lenders do not wait for a decision to confirm what they have already priced, which is why a fixed rate can rise in a month the cash rate does not.
